85042 (South Phoenix / north side of South Mountain): one of the city’s more affordable single-family corridors while still near downtown and mountain parks.
85018 (Arcadia / Arcadia Lite / Camelback corridor): renovated ranch homes, tight-fitting condos and custom builds; a large share of properties trade well into the $1M+ range.
85032 (established North Phoenix): classic 1970s–1990s neighborhoods with a mix of starter and move-up homes, often with less HOA presence than many newer parts of the city.
85085 (newer North Phoenix / I-17 & Loop 303): newer master-planned communities and demand tied to job growth and freeway access (TSMC/303 ripple + Desert Ridge/North Valley connectivity).
85028 (“Sheaborhood” / North Central pocket): a smaller-feel zip with distinct micro-neighborhood pricing; condition and lot attributes can swing outcomes more than in uniform tract areas.
85050 (Desert Ridge / High Street / north of the 101): master-planned neighborhoods, Loop 101 access, newer builds, major retail corridors and proximity to desert preserves.
85016 (Biltmore / Central corridor): iconic ranch homes, citrus lots and Camelback views meeting Biltmore shopping/dining and central access; pricing reacts strongly to remodel quality and lot character.
85006 (Coronado / near downtown edge): historic-bungalow demand patterns; lot size, renovation quality, and street-by-street differences can matter more than “citywide” averages.
