Scottsdale reality check: The index went up because inventory left, not because buyers arrived. Active listings excluding UCB fell from 1,006 to 991 and are down 14.9% year over year, while closings held steady (299 → 298 ). The median dropped hard ($1,250,000 → $1,149,500 ), but the average sold home also shrank from 3,133 to 2,940 SF and sold $/SF went up to $542.93 from $525.78. Smaller houses at higher per-foot pricing. Three numbers improved for sellers at once: days on market fell 9 days , sale-to-list rose to 96.10% , and the listing success rate jumped to 68.2% from 58.6%. The one number that did not cooperate is under-contract $/SF, which fell to $581.87 from $612.45.
What this means Negotiation Homes are selling for about 96.10% of list price, roughly 3.90% under asking on average, or about $44,834 on a median-priced Scottsdale home. That is stronger than last month’s 95.06% and stronger than last September’s 95.17%, but it is still the largest average discount of any Valley market I track.
How much is for sale Inventory is 3.3 months (excluding UCB/CCBS), a rounding-level move from last month’s 3.4 and tighter than last September’s 3.6. Active listings excluding UCB are down 14.9% year over year.
How long it takes Recently-sold homes averaged 92 days on market, down from 101 last month; active listings average 111 days . Both came down, and active listings are averaging about 11 fewer days than they were a year ago.
Pricing reality ($/SF) Monthly sold $/SF is $542.93 while active list $/SF is $658.83 . That is a $115.90 spread, and it is the widest per-foot gap of any Valley market I track. At Scottsdale prices that gap is where the negotiation lives.
Market call: seller-leaning, supply is tightening Strongly seller-leaning because the Cromford® Market Index is 158.3 , well above 100. The 9.4-point rise from 148.9 came off the supply side: the Supply Index fell from 55.3 to 51.1 while the Demand Index also fell (82.4 → 80.9 ). Demand did not improve this month. Supply fell faster than demand did, and that is the whole story behind the index move.
The pipeline agrees. Listings under contract rose from 355 to 382 and the contract ratio rose to 38.5 from 35.3, while pending held flat at 194 . The listing success rate recovered to 68.2% from 58.6%, so roughly three in ten Scottsdale listings still come off the market without selling.
