Scottsdale reality check: The supply side moved hard again. Active listings fell from 1,668 to 1,373 and months of supply dropped from 3.3 to 2.8 (excluding UCB/CCBS). That pushed the Cromford® Market Index from 129.5 to 142.1 – across the strongly-seller line. The push was supply-led: the Supply Index fell from 75.9 to 67.2 while the Demand Index eased slightly (98.3 to 95.5). The median sold price rose from $1,204,000 to $1,243,500 , though monthly sold $/SF held about flat ($547.74 to $548.96 ) with slightly smaller homes closing (3,083 to 3,028 SF) – firm pricing, not a surge. The friction still shows: homes that closed took an average of 96 days , up from 91, and the listing success rate dropped to 63.8% from 70.2% – about 1 in 3 Scottsdale listings does not sell. The pipeline thinned too: pending fell from 241 to 187 and under-contract from 488 to 385 . Demand is absorbing a shrinking pool of inventory.
