Closings dropped at the same time (371 → 315 ), which is why months of supply held flat at 3.2 rather than tightening. The median fell ($1,280,000 → $1,250,000 ) and monthly sold $/SF fell with it ($546.20 → $526.95 ), while average sold size went up (3,069 → 3,113 SF ). Larger homes selling for less per foot is a price move, not a mix effect. Sale-to-list softened to 94.97% and the listing success rate slipped to 58.9% – fewer than 3 in 5 listings are closing.
