San Tan Valley reality check: Months of supply rose to 4.5 , the loosest of any Valley market I track, and it did not happen because listings piled up. Active listings excluding UCB actually fell slightly (963 → 958 ). Closings did the damage: sales per month fell from 234 to 212 , and they are down 19.3% year over year. Sold days on market jumped 12 days to 95 , which now exceeds active days on market of 93 — the homes closing are the ones that waited longest. The median rose ($441,628 → $447,957 ) but the average sold home got bigger (2,197 → 2,239 SF ) while sold $/SF fell to $216.55 from $225.20. Bigger houses, cheaper per foot. The listing success rate is 67.7% , down from 81.5% a year ago.
What this means Negotiation Homes are selling for about 98.80% of list price, roughly 1.20% under asking on average, or about $5,357 on a median-priced San Tan Valley home. That is softer than last month’s 99.39%, and it is still the strongest sale-to-list of any Valley market I track.

How long it takes Recently-sold homes averaged 95 days on market, up from 83 last month; active listings average 93 days . Sold time now exceeds active time, which means the backlog is what is closing.
Pricing reality ($/SF) Monthly sold $/SF is $216.55 while active list $/SF is $236.58 . That is a $20.03 spread, and it widened this month because closings fell while asking prices held flat.
Market call: buyer-leaning, demand eased again Strongly buyer-leaning because the Cromford® Market Index is 56.0 , far below 100. The 2.1-point drop from 58.1 came off the demand side: the Demand Index fell from 89.0 to 85.7 while the Supply Index barely moved (153.0 → 152.9 ). Supply is not getting worse. Demand is.
The pipeline is mixed rather than uniformly weak. Listings under contract rose from 280 to 289 and the contract ratio rose to 30.2 from 29.1, but pending slipped to 200 from 203 and the listing success rate fell to 67.7% from 72.0%. About one San Tan Valley listing in three now comes off the market without selling.
