Phoenix reality check: Phoenix crossed from seller-leaning to balanced as the Cromford® Market Index fell 12.6 points (111.5 → 98.9 ). Most of that is supply: the Supply Index rose from 65.5 to 71.3 while the Demand Index slipped from 73.0 to 70.5 . Active listings excluding UCB rose from 2,698 to 2,943 , and sales per month rose too (736 → 763 ), so months of supply moved only from 3.7 to 3.9 .
