Phoenix reality check: A quiet month on the headline numbers and a busier one underneath. The Cromford® Market Index barely moved (122.7 → 122.4 ), months of supply held at 2.8 , sale-to-list held at 97.63% , and sold DOM held at 65 days . Underneath, the median fell ($503,750 → $485,000 ) and monthly sold $/SF dropped ($325.83 → $309.26 ) while annual sold $/SF was flat ($320.68 → $320.56 ) – a single-month swing rather than a trend. Average sold size fell only slightly (2,067 → 2,037 SF ), so mix explains part of the move but not most of it. The pipeline thinned: listings under contract fell (1,032 → 925 ) and the contract ratio dropped (42.0 → 37.5 ), even as closings held at 879 and the listing success rate improved (67.8% → 69.8% ).

Market call Market: SELLER-LEANING – HOLDING STEADY
Moderately seller-leaning because Cromford® Market Index is 122.4 , and it did not really move – 122.7 last month. Both sides of the index eased and offset each other: the Supply Index tightened from 66.8 to 64.3 while the Demand Index fell from 82.0 to 78.7. Tightening supply pushes the index up, cooling demand pulls it down, and this month they cancelled. Sale-to-list held at 97.63% , so buyers keep about 2.37% under ask on average – the same ground they held last month. The signals that did move cut against the flat headline: the median fell to $485,000 , monthly sold $/SF dropped to $309.26 , and listings under contract fell to 925 . Annual sold $/SF is flat at $320.56 , which is the steadier read on pricing.
Quick pulse vs last month (7/6 → 8/6 ):
active listings 2,912 → 2,841 , pending 577 → 550 ,
under contract 1,032 → 925 , and sales/month 874 → 879 .
Pricing per sq ft: Active list $/SF $363.69 → $357.00 ; Monthly sold $/SF $325.83 → $309.26 ; Under contract $/SF $320.27 → $315.12 .
Buyer standings – August 2026 (what to do) Here is the buyer takeaway for August 2026 and what matters if you’re buying in Phoenix right now.
Expect modest negotiation: Sale-to-list is 97.63% – about 2.37% under ask on average, unchanged from last month.Use the $/SF spread: Active list is $357.00/sf against monthly sold $309.26/sf , a $47.74 gap. Phoenix asking prices carry real air above closed comps, so write to the comps rather than to the list price.Stale listings are the opportunity: Sold DOM is 65 days against active DOM of 85 days . That 20-day gap is the widest of the Valley markets I track.Use the annual number to sanity-check: Monthly sold $/SF dropped to $309.26 , but annual sold $/SF is flat at $320.56 . One month is not a trend. This is still a seller-leaning market: CMI 122.4 with 2.8 months of supply. Come pre-approved.Seller standings – August 2026 (what matters) Your position did not change: CMI is 122.4 , supply is 2.8 months , and sale-to-list held at 97.63% .Price to the closing market: Buyers closed around $309.26/sf this month. Active listings average $357.00/sf . A $47.74 gap between asking and closing is why listings sit.Active DOM is the warning: 85 days for listings that have not moved, against 65 days for those that did.The pipeline thinned: Listings under contract fell to 925 from 1,032 and the contract ratio dropped to 37.5 , even though closings held at 879 .Better odds than last month: The listing success rate rose to 69.8% from 67.8% – roughly 7 in 10 listings are closing.Notes & FAQ This is a rolling daily snapshot (today vs the same date last month), using Phoenix single-family detached metrics from the Cromford® Daily Market Snapshot.
