Mesa reality check: Inventory grew and closings fell at the same time. Active listings rose (1,145 → 1,198 ) while sales per month dropped (375 → 358 ), pushing months of supply from 2.6 to 2.9 . Both sides of that ratio moved against sellers, which is different from Chandler this month, where only the sales side moved. The median rose ($475,000 → $492,500 ) and average sold size rose with it (2,074 → 2,118 SF ), so bigger homes account for much of that move — sold $/SF was flat ($263.48 → $262.38 ). Negotiation went the seller’s way: sale-to-list improved to 98.34% , up from 98.19% last month and 97.47% a year ago. Pending fell to 241 from 250.
What this means Negotiation Homes are selling for about 98.34% of list price, roughly 1.66% under asking on average, or about $8,170 on a median-priced Mesa home. Stronger than last month’s 98.19% and stronger than last September’s 97.47%.
