Gilbert reality check: The median fell ($603,000 → $590,000 ) while the average sold price rose ($693,545 → $698,063 ) and sold $/SF held steady ($288.03 → $288.96 ). Average sold size barely moved (2,408 → 2,416 SF ), so size mix does not explain the median drop — what changed is the shape of the sales, with more at the top end pulling the average up while the middle came down. Closings edged up (257 → 261 ) and inventory edged down (861 → 834 ), leaving months of supply unchanged at 2.8 . The pipeline is where the weakness shows: listings under contract fell (293 → 266 ) and the contract ratio dropped from 40.5 to 36.8. Sold days on market jumped nine days to 76 .
