Gilbert reality check: The median held at $585,360 , only $360 above last month’s $585,000. Under it, the mix of sales changed. The average sold price rose from $685,720 to $729,141 and average sold size rose from 2,391 to 2,461 SF while sold $/SF held ($278.49 → $278.64 ), so larger, higher-priced homes closed at the same per-foot price. The weakness is in demand. Sales per month fell from 263 to 226 , pending fell from 156 to 130 , listings under contract fell from 276 to 232 , and the contract ratio dropped from 38.1 to 29.1 . Active listings excluding UCB rose from 725 to 797 , which moved months of supply from 2.8 to 3.5 . Sold days on market improved to 50 from 58.
What this means Negotiation Homes are selling for about 97.34% of list price, roughly 2.66% under asking on average, or about $15,571 on a median-priced Gilbert home. That is close to last month’s 97.30%.
How much is for sale Inventory is 3.5 months (excluding UCB/CCBS), looser than last month’s 2.8 and a year ago’s 2.2. Active listings excluding UCB are up 26.5% against a year ago at 797 .
How long it takes Recently-sold homes took a median of 50 days to sell, down from 58 last month; active listings sit at a median of 53 days , unchanged from last month.
Pricing reality ($/SF) Monthly sold $/SF is $278.64 while active list $/SF is $282.12 . That is a $3.48 spread, down from $4.21 last month. Asking and closing prices sit close together in Gilbert, so the per-foot negotiating room is small.
Market call: balanced, demand pulled back Balanced because the Cromford® Market Index is 96.1 , inside the 90 to 109 range where neither side holds a clear edge, and near the lower end of it. The 11.0-point drop from 107.1 came mostly from demand: the Demand Index fell from 79.3 to 73.8 while the Supply Index rose from 74.1 to 76.8 . A year ago the index read 116.0. Every one of the nine cities I track saw its index fall this month.
Sale-to-list held at 97.34% , so pricing discipline did not break. What did change is the pipeline: listings under contract are 232 against 276 last month, and the contract ratio is 29.1 against 38.1 last month and 38.6 a year ago. Under-contract $/SF fell to $281.92 from $291.27, so the contracts written this month carry a lower per-foot price. The listing success rate edged up to 72.4% from 72.1%.
Quick pulse vs last month (9/17 → 10/17): active listings 845 → 899 , pending 156 → 130 , under contract 276 → 232 , sales/month 263 → 226 .

Less competition for the homes you want. The per-foot gap is small. Active list is $282.12/sf against monthly sold $278.64/sf , a $3.48 spread. With little cushion per foot, lean on days on market and listing history rather than assuming a discount.Seller standings — October 2026 Your buyer pool is thinner. Sales per month fell to 226 from 263, and they are down 19.9% from 282 a year ago. Pending fell to 130 from 156.Competition grew.
