Chandler reality check: Closings dropped hard. Sales per month fell from 216 to 170 while active listings barely moved (567 → 568 ), and that alone pushed months of supply from 2.2 to 2.8 . The inventory did not grow; the buyers slowed down. The pipeline actually improved a little. Pending rose (100 → 104 ) and listings under contract rose (191 → 200 ), so this looks like a slow month for closings rather than a market turning over. The median rose ($549,700 → $559,000 ) while monthly sold $/SF fell ($302.19 → $284.65 ). Average sold size went up this month (2,162 → 2,220 SF ), so what sold in September was bigger homes at a lower price per foot. Fewer sales, bigger houses, more days on market.
What this means Negotiation Homes are selling for about 97.96% of list price, roughly 2.04% under asking on average, or about $11,410 on a median-priced Chandler home. That is slightly softer than last month’s 98.08%.
How much is for sale Inventory is 2.8 months (excluding UCB/CCBS), looser than last month’s 2.2 and looser than last September’s 2.5. Sellers still hold the edge, with less margin than they had.
How long it takes Recently-sold homes averaged 74 days on market, up from 66 last month; active listings average 77 days . Sold and active time-on-market have nearly converged.
Pricing reality ($/SF) Monthly sold $/SF is $284.65 while active list $/SF is $306.87 . That is a $22.22 spread. Last month that gap was under a dollar. Asking prices have not followed closings down, and that difference is where negotiation lives.
Market call: seller-leaning, demand has cooled Moderately seller-leaning because the Cromford® Market Index is 135.5 (well above 100). The 3.7-point slip from 139.2 came off the demand side: the Demand Index fell from 79.3 to 74.9 while the Supply Index also tightened (56.9 → 55.3). Supply tightening pushes the index up, so the net decline is a demand story. Note that the Supply Index and months of supply disagree this month — months of supply rose because closings fell, not because listings piled up.
Sale-to-list slipped to 97.96% and the listing success rate fell to 75.2% from 78.3%, so about one listing in four is now failing to close. Against that, the contract ratio rose from 40.1 to 42.4 and under-contract $/SF climbed to $307.75 from $297.67. The contracts written this month were written at stronger per-foot pricing than last month’s.
