Chandler reality check: Supply tightened and volume rose at the same time. Closings climbed (199 → 219 ) while active listings fell (602 → 562 ), pulling months of supply down (2.5 → 2.1 , excluding UCB/CCBS). The pipeline behind those closings thinned though: pending fell (120 → 108 ) and listings under contract dropped (234 → 205 ). The median monthly sold price fell ($570,650 → $552,000 ) while monthly sold $/SF rose ($293.20 → $305.41 ). Average sold size dropped this month (2,248 → 2,158 SF ), so smaller homes at a higher price per foot account for much of that median move.
