Apache Junction reality check: Apache Junction has the strongest demand reading of any market I track. Its Demand Index is 140.8 , and the next highest market I cover sits at 85.7. Homes here also sell fastest — 60 days — and the listing success rate is 81.6% . Supply loosened this month from both directions: active listings excluding UCB rose from 185 to 206 while sales per month fell from 73 to 65 , pushing months of supply from 2.5 to 3.2 . That 2.5 was an unusually tight reading; 3.2 is closer to where this market sat a quarter ago (3.1) and a year ago (2.9). The median jumped to $464,990 from $427,990, but the average sold home grew from 1,730 to 1,844 SF while sold $/SF fell to $257.39 from $263.08. Bigger houses, not higher prices.

The 1.0-point slip from 138.0 is small and it came from both sides moving together: the Supply Index rose from 100.1 to 102.7 and the Demand Index rose from 138.1 to 140.8 . Supply grew a fraction faster than demand did, which is the entire move. Demand did not weaken here.
