Chandler reality check: The median fell 8.1% ($580,000 → $533,000 ), and the per-foot price went the other way. Average sold size dropped from 2,290 to 2,133 SF and monthly sold $/SF rose from $285.57 to $289.93 , so smaller homes closed this month and that accounts for much of the lower median. Months of supply moved from 2.7 to 3.2 because both sides of the ratio shifted: active listings excluding UCB rose from 501 to 546 while sales per month fell from 183 to 173 . The pipeline thinned too. Pending fell (93 → 86 ), listings under contract fell (181 → 164 ), and the contract ratio dropped from 36.1 to 30.0 . Sold days on market went the other direction, from 50 to 44 .
What this means Negotiation Homes are selling for about 97.40% of list price, roughly 2.60% under asking on average, or about $13,858 on a median-priced Chandler home. That is softer than last month’s 97.80% and a year ago’s 97.67%.
How much is for sale Inventory is 3.2 months (excluding UCB/CCBS), looser than last month’s 2.7 and a year ago’s 2.6. Active listings excluding UCB are up 4.8% year over year at 546 .
How long it takes Recently-sold homes took a median of 44 days to sell, down from 50 last month; active listings sit at a median of 48 days . Homes that sell are selling faster even as the pipeline shrinks.
Pricing reality ($/SF) Monthly sold $/SF is $289.93 while active list $/SF is $289.71 . Sold is $0.22 above active, so there is no per-foot spread this month. Last month active list ran $7.91 above sold. Smaller homes closed this month, which lifts the sold number.
Market call: seller-leaning, demand eased as supply grew Moderately seller-leaning because the Cromford® Market Index is 116.8 (above 100). The 15.5-point drop from 132.3 came from both sides: the Supply Index rose from 55.6 to 60.0 and the Demand Index fell from 73.5 to 70.0 . More homes and fewer buyers both pull the index down. A year ago it read 127.3. Every one of the nine cities I track saw its index fall this month.
Sale-to-list slipped to 97.40% and the listing success rate eased to 74.9% from 75.9%, so buyers have a little more room on price. Against that, sold homes took a median of 44 days against 50 last month, and under-contract $/SF rose to $299.65 from $297.66. The deals still being written are holding their per-foot price.
Quick pulse vs last month (9/17 → 10/17): active listings 589 → 624 , pending 93 → 86 , under contract 181 → 164 , sales/month 183 → 173 .
